Abstract: | Demand for integration of energy efficient feature in the buildings valuation methodologies has increased significantly in the last decades, by the residential buildings owners. However, energy efficient feature is still largely unseen on building's real estate appraisals, due to not inclusion as a relevant feature on the buildings evaluation methodologies. It is essential that professional appraisals and the relevant state authorities are confronted with a new reality in changing the perception of the value of the residential buildings and offers concrete recommendations how to integrate the energy efficiency feature at the very early stage of appraisal methodologies. The aim of this paper is to determine the contribution of residential buildings energy efficient improvements into residential buildings valuation approaches. A simple methodology, through Sales Comparison Approach (SCA), is proposed to be considered in the valuation of residential buildings, taking into consideration the integration of energy efficient improvements. The simplified SCA calculation of a case study has revealed that sale price effects from increased energy efficiency are significant and positive. |
