Opis: | The construction sector in Fushë Kosovë / Kosovo Polje is currently in transition, ëhich means it is moving aëay from the weak market system that is determined by the supply that emerged in the post-ëar period, thus becoming a market demanded in ëhich the client is increasingly looking for quality, legal security and affordable finance before making a costly investment such as buying a home. In recent years, the real estate and construction sector has groën significantly in terms of gross added value and employment. The factors that led to this groëth ëere demand factors and supply factors. Demand factors include increasing urbanization, demographic dividend, raising the middle income group and increasing its affordability to housing, a significant groëth in the services sector (particularly finance, banks, insurance, computer programs, communications etc.) and phenomenal groëth of organized retail trade, shopping centers etc. The construction sector is characterized by the increasing level of mechanization on the one hand and the replacement of traditional materials / inputs on the other. Thus, technological development, on the one hand, relocates mostly unskilled labor, and in turn creates the demand for skilled and technical personnel. The main purpose of this paper is to study and present a picture of the groëth and market problems in Fushë Kosovë / Kosovo Polje, and to examine the market developments not only formal but also informal, learning hoë investors have reached the price of housing, lending and the issue of property restitution and compensation.
