Title:Trženje nepremičnin in vpliv novogradenj na nepremičninski trg : magistrsko delo

Abstract:V magistrskem delu proučujemo nepremičninski trg v Sloveniji in vpliv, ki ga imajo novogradnje na trg nepremičnin. Obravnavamo stanje na trgu nepremičnin, kako se trg ciklično spreminja ter kako novogradnje vplivajo na okrevanje in razvoj nepremičninskega trga na področju celotne Slovenije kot tudi lokalno. Vzporedno z obravnavo nepremičninskega trga se v magistrskem delu osredotočamo na sodobne smernice trženja, ki jih investitorji uporabljajo v procesu prodaje nepremičnin. Te so vedno bolj usmerjene v potrošnike, ki imajo zaradi večje informiranosti vedno večji vpliv na izoblikovanje ponudbe oziroma izdelka. V praktičnem delu magistrskega dela je v ospredju trg nepremičnin v mestu Jesenice, kjer obravnavamo vplive trženja na prodajo novogradnje in kako novogradnja vpliva na razvoj območja. V sklopu raziskovalnega dela na področju trga nepremičnin, trga novogradenj in nakupnega vedenja potrošnikov v magistrskem delu ugotavljamo, da zaradi pomanjkanja novogradenj nepremičninski trg na Jesenicah okreva počasneje od slovenskega povprečja. Nepremičninski posredniki na tem območju ugotavljajo, da se povpraševanje po novogradnjah povečuje in da je predvsem pomanjkanje novogradenj vzrok za upadanje števila transakcij na nepremičninskem trgu. Vzporedno z razvojem gospodarstva tega območja so vlaganja v nove nepremičnine nujno potrebne, saj izboljšanje bivalnih pogojev pozitivno vpliva na priseljevanje prebivalstva z večjo kupno močjo.

Abstract:In the master's thesis we study the real estate market in Slovenia and the impact that new buildings have on the real estate market. The thesis focuses on the general situation on the real estate market, how the real estate market is changing cyclically and how new buildings affect the recovery and development of the real estate market in Slovenia as well as locally. As we discuss the real estate market, we also concentrate on the modern marketing guidelines used by investors in the process of the real estate sales. The modern marketing approaches are increasingly oriented towards consumers who, due to greater knowledge about the market, are increasingly influencing the product. The practical part of the master thesis discusses the real estate market in the city of Jesenice, where the effects of marketing on the new building%s sale as well as the affects that new buildings have on the development of the area are discussed based on the concrete case. As part of the research work in the field of the real estate, which includes the new building%s market and consumer buying behavior, we find that, due to the lack of a new construction, the real estate market in Jesenice is recovering slowly than the Slovenian average. Real estate agents in the area find that the demand for new buildings is increasing and that the lack of new construction is the reason for the decline in the number of transactions on the real estate market. With the development of the economy of this region, investments in new real estates are necessary, since the improvement of living conditions positively influences the immigration of the population with higher purchasing power.
