Title:Analiza nepremičninskega trga v občini Postojna in primerjava s posameznimi občinami po Sloveniji : magistrsko delo

Abstract:V magistrskem delu ugotavljamo, kakšen je nepremičninski trg v občini Postojna v primerjavi s trgom v občinah Murska Sobota, Maribor, Kranj in Koper ter kakšne so prednosti in pomanjkljivosti teh. Ugotavljamo, kateri dejavniki vplivajo na cene nepremičnin ter na nepremičninski trg ter ali se pravna regulativa ureditev glede dodeljevanja neprofitnih stanovanj razlikuje v teh občinah. Predlagali smo model trajnostnega razvoja stabilnega nepremičninskega trga. Uporabili smo primerjalno metodo, analitično in statistično metodo ter metodo spraševanja z empirično raziskavo. Na postavljene hipoteze smo odgovorili s kvalitativno in s kvantitativno metodo. Ugotovili smo, da se oglaševane in prodane cene nepremičnin na nepremičninskem trgu v občini Postojna bistveno razlikujejo cen v drugih občinah. Kvalitativna raziskava je pokazala, da na ceno nepremičnine bistveno vplivajo naslednji dejavniki: lega nepremičnine, njena velikost in opremljenost. Infrastrukturna razvitost občin, visoka stopnja brezposelnosti in s tem povezana manjša kupna moč prebivalstva vpliva na to, vendar ne bistveno. Rezultati kvantitativne metode so pokazali, da bistveno vpliva na ceno nepremičnine le manjša kupna moč prebivalstva, drugi dejavniki pa bistveno ne vplivajo. Potrdili smo, da je Pravna regulativa ureditev glede dodeljevanja neprofitnih stanovanj predpisana od države in jo je potrebno spoštovati, torej se ta v opazovanih občinah ne razlikuje, stanje gospodarstva (gospodarska rast/padec) bistveno vpliva na obnašanje nepremičninskega trga. Predvsem je zanimiv predlagani model trajnostnega razvoja stabilnega nepremičninskega trga, ki lahko bistveno doprinese k stroki, saj je trajnost izrednega pomena zaradi skrbi za naslednje generacije.

Abstract:In this master%s thesis we would like to determine how the real estate market in municipality of Postojna works in comparison to the markets in Murska Sobota, Maribor, Kranj and Koper and what are the main advantages and disadvantages. We determine the key factors that affect the real estate prices and the market itself and whether the legal regulations of non-profit apartments allocation in municipality of Postojna differs significantly from other observed markets. We proposed a model for the sustainable development of a stable real estate market. We have used a comparative, analytical and statistical method and also questioning method with empirical research. We have answered the thesis with qualitative as well as with quantitative method. We resarch that advertised and final real estate prices in the real estate market of municipality of Postojna significantly defer from the other municipalities. Qualitative research showed that the real estate prices are mostly effected by these factors: location, size and how well the real estate is equipped. The infrastructural development of the municipalities, the high unemployment rate and the associated lower purchasing power of the population do influence, but not significantly. The results of a quantitative method showed that a lower purchasing power of the population is the only factor that significantly effects the price of a real estate. We have confirmed that the legal regulations of nonprofit apartments allocation is regulated by the government and should be respected as such. We have also confirmed that the state of the economy (economic growth / decline) significantly affects the behaviour of the real estate market as such. Of particular interest is the proposed model of sustainable development of a stable real estate market. It can significantly contribute to the profession itself. Sustainability has a hight importance for the care of the next generations.
