Title:Analiza pričakovanj potencialnih kupcev stanovanjskih nepremičnin v času upočasnjene gospodarske rasti : magistrsko delo

Abstract:Nakup nepremičnine predstavlja vsakomur eno izmed najpomembnejših investicij v življenju in odločitev, pred katero je potrebno skrbno premisliti. Poleg tega pa je tudi velika finančna obremenitev, za katero se marsikdo zadolži tudi za nekaj desetletij. Po nastopu finančne krize so se njene posledice začele kazati tudi na nepremičninskem področju. Banke so zaostrile pogoje za dajanje posojil, zato si veliko posameznikov ni moglo več privoščiti nepremičnine, ki so jo želeli. V magistrski nalogi smo predstavili dogajanje, ki je pripeljalo do nastanka finančne krize. Opisali smo stanje na nepremičninskem trgu po nastopu krize, in sicer stanje ponudbe in povpraševanja v posameznih letih ter evidentirane transakcije v prometu z nepremičninami. Raziskali smo tudi, kako so se spremenile želje in pričakovanja potencialnih kupcev nepremičnin po nastopu krize. Visoka prodajna cena nepremičnin pa ni vedno razlog, da se stanovanja ne prodajajo. V času nepremičninskega razcveta so namreč gradbinci želeli čim prej dokončati številne projekte, velikokrat tudi na račun kakovosti gradnje in s čim nižjimi stroški. Taka stanovanja se niso prodala, nekatera še danes ne, saj so zajeta v stečajnih masah propadlih podjetij.

Abstract:Buying a property is one of the most important investments for anyone in life and a decision which it should be carefully considered. Besides, it is also a great financial burden for which people take a loan for several decades. After the onset of the financial crisis, its impact on the property sector began to show. Banks have tightened conditions for loans, which is why many people could not afford a property they would like. In the master's thesis, we have presented the events that led to the emergence of the financial crisis. We have described the developments in the real estate market after the onset of the crisis, namely the supply and demand situation in individual years and recorded transactions in real estate. We have also explored how wishes and expectations of potential buyers of real estate have changed after the onset of the crisis. High selling price of real estate is not always the reason why they do not sell apartments. During the real estate boom construction workers were eager to complete number of projects, often at the expense of the quality of construction and minimal cost. Such projects are not sold; some are still not, because they are included in the bankruptcy masses of the failed companies.
