Abstract:Through this research, the identification and evaluation of the factors that affect the prices of apartments and commercial properties in two specific neighborhoods in the city of Prishtina has been done. These neighborhoods, called Street B and C, are neighborhoods that have gained a lot of popularity in recent years due to the position and conditions offered by that part. Based on the fact that the numerous construction on Street B has increased interest among constructors who are expanding construction on Street C which is a continuation of Street B. The goal of this research is to find or identify all the factors that affect prices of properties in these streets. Among many factors that may have an impact, in this paper only some are selected for which the market has proved to be key factors in the proper selection of apartments and commercial properties. This research discusses factors such as: Location, Legal Aspect, Social and Environmental Aspects, Demand and Supply, Order or Position, Floor, Construction, Urban conditions, Inflation, which play an important role in determining the value of these Real Estates. The research method used in this research is the quantitative method. In which, using the research instrument which are the contracts of sale and purchase of apartments (120 contracts) we have managed to calculate the factors influencing the price through multiple regression and factor analysis. This study finds that the proximity to roads B and C is one of the main factors influencing the price of these apartments
