Title:Predstavitev nepremičnine kot investicijske priložnosti : diplomsko delo

Abstract:V diplomski nalogi je predstavljena investicijska priložnost, in sicer zemljišče s pravnomočnim gradbenim dovoljenjem in plačanim komunalnih prispevkom, na katerem je možno graditi poslovno stavbo, česar v Ljubljani zelo primanjkuje in nepremičninski trg kar kliče po tovrstnih gradnjah. Investicijska priložnost je predstavljena v vseh pogledih, tako urbanistično kot ekonomsko, saj je vljučen izračun stroškov izgradnje in izračun donosa od najemnin. Velik del raziskovanja je namenjen ugotavljanju stanja na našem nepremičninskem trgu in potrebam nepremičninskega trga po takem projektu. Ugotovitve so, da trg nujno potrebuje take projekte, saj v Ljubljani izrazito primanjkuje novih sodobnih poslovnih prostorov. Drugi del raziskave je namenjen raziskovanju prednosti in slabosti investiranja v nepremičninske projekte. Na koncu je strnjena ugotovitev, da kljub nekaj krepkim slabostim še vedno prevladujejo prednosti in da investitor z investiranjem v ta projekt ne more narediti napake, saj je povpraševanje zagotovljeno. Predstavljen je tudi proces vrednotenja; lastnosti, ki bistveno vplivajo na rezultat, ter način, kako se izvede tržna primerjava in analiza trga. Predstavljene pa so tudi ključne faze projekta in vplivni udeleženci na projektu. Čeprav je povpraševanje po najemu pisarn v Ljubljani zagotovljeno, pa obstaja eno vprašanje, na katerega trenutno žal nihče ne zna odgovoriti, in sicer kaj nas v prihodnosti čaka zaradi trenutne Covid-19 krize in kakšne udarce bo na trgu pustila. Morda v povpraševanje na trgu ne bo krepko posegala, lahko pa ga bistveno ohromi

Abstract:The diploma thesis presents an investment opportunity, namely land with a final building permit and paid communal contributions, on which it is possible to build an office building, which in Ljubljana is very lacking and the real estate market calls for such constructions. The investment opportunity is presented in all perspectives, both urban and economic, because there is included a calculation of construction costs and calculation of rental income. Much of the research is intended to find out, what is the situation like in our real estate market and what are the needs of the real estate market for such a project. The market urgently needs such projects, because there is a very lack of new modern business premises in Ljubljana. Another part of the research is intended to exploring the advantages and disadvantages of investing in real estate projects, which are also presented. At the end is conceited finding, that there despite some strong weaknesses, the advantages still prevail and that the investor cannot make a mistake by investing in this project, because the demand is guaranteed. The evaluation process is presented; characteristics that have a significant impact on the result and the way, how to make market comparison and market analysis. The key phases of the project and the influential actors in the project are also presented. Although the demand for the rental of offices in Ljubljana is guaranteed, we are thinking what the future holds for us because of the Covid-19 crisis
