Title:Analiza nepremičninskih trgov štirih največjih pomurskih občin in medsebojne primerjave : magistrsko delo

Abstract:V magistrskem delu raziskujemo medsebojno povezavo med nepremičninskim trgom in zunanjimi vplivi v štirih največjih pomurskih občinah (Gornja Radgona, Lendava, Ljutomer in Murska Sobota) v obdobju med leti 2008 in 2018. Osredotočamo se na segment hiš, stanovanj in zemljišč za gradnjo stavb ter proučujemo, ali se promet z nepremičninami odziva na spremembe v gospodarstvu. Poleg tega proučujemo, kako na dinamiko nepremičninskega trga vpliva starostna struktura prebivalstva, stopnja delovne aktivnosti in brezposelnost v posamezni občini. V raziskavi merimo tudi odziv nepremičninskega trga na spremembo zakonodaje, podrobneje novi Gradbeni zakon, ki je uvedel nekaj novosti pri prometu z nepremičninami. Za namen analize smo uporabili primerjalno, analitično in statistično metodo. Analiza nakazuje, da se nepremičninski trg v obravnavanih občinah kljub majhnosti vzorca, odziva na gibanje regionalnega deleža BDP, zlasti sovpada s številom sklenjenih kupoprodajnih poslov. Korelacija z gibanjem cene kvadratnega metra je nekoliko manj izražena, a je prisotna. Nadalje ugotovimo odzivnost nepremičninskega trga na stopnjo delovne aktivnosti v občinah, kjer sledi dinamika transakcij padcu stopnje delovne aktivnosti in enako začne naraščati število transakcij z rastjo stopnje delovne aktivnosti. Z analizo ugotovimo upad prometa z nepremičninami po uveljavitvi nove gradbene zakonodaje, kar nakazuje dovzetnost nepremičninskega trga na zunanje dejavnike.

Abstract:This master's thesis investigates the relationship between the real estate market and external influences in the four largest municipalities of Pomurje region (Gornja Radgona, Lendava, Ljutomer and Murska Sobota) in the period between 2008 and 2018. We focus on the segment of houses, apartments and building land and study whether real estate transactions respond to changes in the economy. In addition, we study how the dynamics of the real estate market is influenced by the age structure of the population, the employment and unemployment rate in each municipality. The research also measures the response of the real estate market to changes in legislation, in particular the new Building Act, which introduced some innovations in real estate transactions. For the purpose of this analysis, we used a comparative, analytical and statistical method. The analysis indicates that the real estate market in the municipalities in question, despite the small sample size, responds to the movement of the regional share of GDP, in particular coinciding with the number of concluded sale transactions. The correlation with the movement of the price per square meter is slightly less pronounced, but present. Furthermore, we determine the responsiveness of the real estate market to the level of employment in municipalities, where the dynamics of transactions follows the decline in the employment rate and the number of transactions also begins to increase with the growth of the employment rate. The analysis reveals a decline in real estate turnover after the entry into force of the new building legislation, which indicates the susceptibility of the real estate market to external factors.
