Title:Uporaba digitalnega marketinga pri trženju nepremičnin : diplomsko delo

Abstract:Skozi raziskovanje in pisanje diplomskega dela smo ugotovili, kako pomemben element je marketing, ki se pojavlja v vsaki celici poslovanja, da bi bil uspešen. Nova doba in novi mediji spreminjajo naše vsakodnevne prakse in tako je tudi na področju marketinga in lahko potrdimo, da tudi na področju nepremičnin. V diplomskem delu smo raziskovali, kaj marketing je, predstavili smo pojme marketing, tradicionalni marketing, digitalni marketing, nepremičnina, nepremičninski trg, tradicionalni marketing nepremičnin in digitalni marketing nepremičnin. Raziskali smo, kje vse je marketing vključen, ter koncepte tradicionalnega marketinga, predstavili smo marketing nepremičnin in njegove tradicionalne oblike oglaševanja ter celostni marketing. V nadaljevanju smo raziskali digitalni marketing in njegove oblike, digitalni marketing na trgu nepremičnin ter strategije digitalnega marketinga na trgu nepremičnin. Raziskali smo dobre in manj dobre lastnosti digitalnega marketinga na trgu nepremičnin ter naredili primerjavo med njima. Primerjava kaže, da ima digitalni marketing visok potencial v primerjavi s tradicionalnim, saj je ugodnejši, hitrejši, natančno cilja publiko in nudi več informacij. Vendar ugotavljamo, da bi ga lahko izrinil le, če bi tradicionalni mediji v celoti izginili iz našega prostora. Z anketo smo raziskali, kako so se trženjskih dejavnosti lotili izbrani nepremičninski projekti v Ljubljani. Pridobili smo informacije, ali so pripravili načrt, v kateri fazi, katere elemente je vseboval ter oceno učinkov teh in načine, na katere so dejansko zanje izvedeli potencialni in nadalje kupci, ki so dejansko kupili nepremičnino. Kot dodatek smo pripravili vzorec kampanje digitalnega marketinga nepremičnin.

Abstract:Through researching and writing bachelor`s thesis, we have identified how important element is marketing that emerges in every cell of the business in order to be successful. The new era and new media are changing our daily practices and thus also in the field of marketing and we can confirm that also in the real estate sector. In the bachelor`s thesis we researched what marketing is, we presented the concepts of marketing, traditional marketing, digital marketing, real estate, real estate market, traditional real estate marketing and digital real estate marketing. We researched where everything is included in the concept of traditional marketing, presented real estate marketing and its traditional forms of advertising. Next, we explored digital marketing in its forms, digital real estate marketing, and digital real estate marketing strategies. We researched the good and small features of digital marketing in the real estate market and made a comparison between them. The comparison says that digital marketing has a high potential for the traditional way, as it is affordable, faster and more accurately targeted and offers more information. However, I could only oust it if the traditional media completely disappeared from our space. We used a survey to investigate how some selected real estate projects in Ljubljana approached marketing activities. We obtained the data by preparing a plan, at any stage, an element of which it contained and evaluating how to effectively use the methods for which it actually performs for them potential and further buyers who actually purchased the property. We have also prepared a sample digital real estate marketing campaign.
