| Opis: | The real estate market in Vienna has undergone significant transformations in recent years, influenced by demographic shifts, urbanization, and socio-economic develop-ments. This thesis explores the characteristics and behaviours of new apartment buy-ers in Vienna, focusing on key buyer groups such as investors, pensioners, long-term residents, and newcomers. Understanding these dynamics is crucial for real estate developers, policymakers, and urban planners aiming to address housing demands effectively. The research employs a mixed-methods approach, combining quantitative data analysis with qualitative insights. Data were collected from the Exploreal GmbH database, covering purchase contracts of new apartments from 2018 to 2024, and supplemented by an online survey designed to capture diverse demographic perspec-tives. Statistical tools were used to analyse buyer characteristics, preferences, and purchasing behaviours, while comparative methods helped classify different buyer types. The findings reveal distinct trends among various buyer groups. Investors pre-dominantly purchase smaller apartments, often located in outer districts like Brigittenau and Meidling, due to their rental potential. Pensioners prefer medium-sized apartments (60-90 m²) in quieter, greener districts, valuing accessibility and convenience. Long-term residents, typically aged between 30 and 45, favour ownership partnerships and tend to buy within their existing districts. Newcomers show a preference for well-con-nected urban areas, seeking apartments that balance size with affordability. Notably, gender disparities were observed, with male buyers dominating the investment sector. The study highlights the evolving landscape of Vienna's real estate market, driven by demographic changes and shifting buyer preferences. The rising demand for smaller apartments reflects broader trends toward single-person households and urban living. Migration has introduced new dynamics, with immigrant families seeking larger living spaces, while economic factors influence the predominance of male investors. These insights offer practical implications for real estate development and urban planning, emphasizing the need for diverse housing solutions to accommodate Vienna's growing and heterogeneous population. Limitations include potential biases in self-reported survey data and the scope confined to new apartments, suggesting avenues for future research on rental markets and trends. |
